Any house construction work started before need some basic detail like before staring work completion. How much cost requirement in house construction.

Here, Before construction, we calculate two types of construction cost

1. Basic / Ruf / Lumsum Calculation

2. Final Calculation

Basic / Ruf / Lumsum Calculation

Basic / Ruf / Lumsum Calculation is before start work calculation. This calculation, we calculate as per our working experience & thumb rule.

So, Here we calculate house construction cost as per our working experience & thumb rule. This house construction cost calculates unit in as per sq ft or sq mt. Mostly person calculates residential construction cost per sq ft.

In this method, all work calculate in % as per below table

Sr. No. Item of work Percentage of total work
1 All Type Drawing 1%
2 Excavation in ordinary soil and concrete 3%
3 Foundation 5%
4 Construction up to plinth 5%
5 Superstructure in brickwork 25%
6 Roofing including waterproofing 12%
7 Flooring 6%
8 Wood-work, i.e., Joinery, doors, and windows 13%
9 Internal finishes 6%
10 External finishes 5%
11 Water supply 5%
12 Sanitary work 5%
13 Electrification 5%
Total 100%

Above table give me basic detail for Basic / Ruf / Lumsum percentage particular cost. This percentage calculation converts into per sqft how much cost requirement as follow table.

Sr. No. Item of work Percentage of total work Enter Your House Area in Sq ft
Construction
Rate per Sq ft
700 (as per our area) 1,500 (Working Area)
1 All Type Drawing 1% 10,500
2 Excavation in ordinary soil and concrete 5% 52,500
3 Foundation 6% 63,000
4 Construction upto plinth 6% 63,000
5 Superstructure in brickwork 25% 262,500

Final Calculation

This method used the two main calculations required the first Rate of Items like Footing, RCC and second Quantity in Unite.

Item rate is same of his name rate of the item, ant item rate finalization by rate analysis method

This method requires some drawings like Architecture (Plan, Elevation, Section, Masonry, Detail Drawing), Structure (Footing, Column, Slab, Beam, Etc.), MEP (Mechanical, Electrical, Plumbing) Etc.

In this method as per drawing find Quantity for a different type of work as per below

1. Excavation

2. Footing

3. Backfilling

4. Plinth

5. Anti Termite

6. Plinth Protection

7. Column

8. Slab Casting

9. Brick Masonry

10. In-Side & Out Side Plaster

11. Plumbing

12. Electrical

13. Flooring

14. Door & Window

15. In-Side & Out-Side Paint

16. Cleaning

17. Reinforcement Steel

In this find, quantity required material details, like Footing. One footing How much quantity requirement details like reinforcement, shuttering, cement, aggregate, sand, water, etc.

In this calculation invitational calculation of all item quantity.
